Tenant Screening Process & Qualification Criteria

– A Transparent & Fair Screening Process

  • Each applicant 18 years and older is required to complete a rental application.
  • Full background checks will be completed on each applicant.
  • Each applicant is required to submit a $45 non-refundable application fee with their rental application.
  • Applicants must provide (2) forms of identification in which one form must contain a photo.
  • Applicants with a judgment for eviction within the last (5) years will be denied.
  • Applicants with a money judgment within the last (5) years in which said judgment has not been satisfied will be denied.
  • Applicants with a felony criminal conviction within the past (6) years and the crime shows a demonstrable risk to tenant safety and or the property will be denied.
  • Applicants with a misdemeanor conviction within the past (3) years and the crime shows a demonstrable risk to tenant safety and or the property will be denied.
  • All applicants must provide verifiable income.
  • All applicants must provide rental history
  • All tenants are required to carry and maintain renters insurance.
