Tenant Screening Process & Qualification Criteria

– A Transparent & Fair Screening Process

Each applicant 18 years and older is required to complete a rental application.
Full background checks will be completed on each applicant.
Each applicant is required to submit a $45 non-refundable application fee with their rental application.
Applicants must provide (2) forms of identification in which one form must contain a photo.

Applicants with a judgment for eviction within the last (5) years will be denied.
Applicants with a money judgment within the last (5) years in which said judgment has not been satisfied will be denied.
Applicants with a felony criminal conviction within the past (6) years and the crime shows a demonstrable risk to tenant safety and or the property will be denied.
Applicants with a misdemeanor conviction within the past (3) years and the crime shows a demonstrable risk to tenant safety and or the property will be denied.
All applicants must provide verifiable income.
All applicants must provide rental history
All tenants are required to carry and maintain renters insurance.
